Article 29-9 R-3 Multi-family Residential Zoning District

Section 29-9-1 Purpose

The purpose of this zoning district is to provide for suitable and appropriate multi-family housing in locations which are suitable and appropriate.

Section 29-9-2 Objectives and Characteristics of Zone

The R-3 Residential Zone covers the portion of the Town which is primarily suited for residential development, represented by a commingling of one-family, two-family, and multi-family dwellings plus parks, playgrounds, schools, churches, and other community facilities designed to serve the residents of the zone. This zone is characterized by a more compact and somewhat denser residential development than is the R-1IR-2 Residential Zones.

Section 29-9-3 Use Requirements

  1. Permitted Uses.
     
    No use shall be permitted which will emit any offensive odor, dust, or noise beyond the boundaries of the lot upon which such use is located.

    1. Any use permitted in the R-1 and R-2 Districts.

    2. Two-family dwellings.

    3. Multi-family dwellings.

    4. Boarding and lodging houses.

    5. Rest homes, nursing homes, nursery schools, and convents.

    6. Accessory buildings.

Section 29-9-4 Other Requirements

  1. Requirements and restrictions pertaining to area and width of lots, the location of buildings and structures, the size of yards and open space, the height and size of buildings, and the percentage of the lot that may be occupied shall be as set forth in Section 29-18 of this title relating to the R-3 Zone.
     
  2. Lot Area per Dwelling Unit
     
    The minimum lot area per dwelling unit shall be one thousand (1,000) square feet added for each dwelling unit, to the minimum of six thousand (6,000) square feet which is required for the first three (3) dwelling units.
