Article 29-14 C-1 General Commercial Zoning District

Section 29-14-1 Purpose

The purpose of this zoning district is to provide for general commercial uses appropriate to a central business district or regional shopping center.

Section 29-14-2 Use Requirements

  1. Permitted Uses.

    1. Retail Stores

    2. Antique Stores

    3. Commercial Art Galleries

    4. Restaurants

    5. Bakeries

    6. Banks

    7. Clothing and Costume Rental

    8. Barber and Beauty Shops

    9. Tailor and Cleaning-Pressing Establishments

    10. Key and Gun Shops

    11. Photographic Shops

    12. Fix-It Shops - Home Appliances, Saws, Mowers

    13. Repair Shops - Clock, Radio, Television, Optical, Precision, Musical Instruments

    14. Dancing, Art, Music, and Business Schools

    15. Enclosed Theaters

    16. Other like businesses when approved by the Zoning Commission

    17. Accessory Buildings

    18. Nursery Schools

    19. Clubs, Private

    20. Office Buildings.

Section 29-1 4-3 Specific Requirements

  1. The maximum building height shall be forty-five feet (45').
     
  2. The lot area shall not be limited.
     
  3. Activities shall be conducted entirely within an enclosed building with no outside storage display.
     
  4. There shall be no storage of merchandise, materials, equipment, or junk outside of enclosed buildings or fences except for automobiles or other vehicles in running order.
     
  5. The operation shall not emit odor, noise, fumes, smoke, or vibration beyond the zoned lot boundaries.
     
  6. A majority of the products are sold at retail on premises.
     
  7. All outdoor lighting shall be hooded or shielded to deflect the source of light away from residential districts.
     
  8. Residences shall comply with R-2 and R-3 requirements.
     
  9. Any new Commercial Development on property adjoining a Residential Zone shall provide a sight-obscuring fence or other satisfactory buffer to protect the neighboring Residential Zone. The buffer which the Developer proposes shall be clearly indicated on the Building Permit application.
     
  10. Residential dwelling shall be allowed only when located above the ground floor, provided the ground floor is designed and used exclusively for a commercial purpose permitted in the zone.

Section 29-14-4 Other Requirements

  1. Requirements and restrictions pertaining to area and width of lots, the location of buildings and structures, the size of yards and open space, the height and size of buildings, and the percentage of the lot that may be occupied shall be as set forth in Section 29-1 8-1 of this title relating to the C-i Zone.
