Article 29-15 C-2 Highway Commercial Zoning District

Section 29-15-1 Purpose

The purpose of this zoning district is to provide for commercial uses and services generally maintained in central business district fringe areas where the density of traffic and building area is not conducive to desirable residential living. This district encourages heavier commercial establishments intended for highway service.

Section 29-15-2 Use Requirements

  1. Permitted Uses

    1. Retail and Wholesale Stores.

    2. Farm Equipment and Heavy Machinery.

    3. New and Used Car Sales and Rentals.

    4. Second-Hand Goods.

    5. Automobile, Trailer, Boat, Airplane and Parts, Sales Room and Lot.

    6. Nursery and Greenhouse.

    7. Nightclubs, Liquor Stores, Bars.

    8. Feed Stores.

    9. Public Auction in enclosed building (Livestock not included).

    10. Pet Shop.

    11. Newspaper and Printing Office.

    12. Service Shops: Shoe or Bicycle Repair, Tool or Cutlery.

    13. Nursing Home.

    14. Hospital and Clinic for Small Animals.

    15. Bowling Alley, Pool, Billiard Room.

    16. Miniature Golf Course.

    17. Practice Driving Tee and Putting Range.

    18. Drive-In Theater.

    19. Art Metal and Ornamental Iron Shops.

    20. Cabinet, Carpenter, Upholstery.

    21. Ceramics.

    22. Glazing, Picture Framing.

    23. Plumbing, Heating, Ventilating, Refrigeration.

    24. Sheet Metal, Tinsmith.

    25. Locksmith, Gunsmith.

    26. Sign Painting.

    27. Garments, Fabric, Carpet, Furniture Cleaning and Dyeing, but all solvents, shampoos, detergents and other agents shall be noncombustible and nonexplosive having a rating of five (5) or under by the Underwriters Laboratories.

    28. Hotels and Motels.

    29. Warehouse confined to closed building.

    30. Mobile Home Park and Travel Trailer Park.

    31. Trade School with Outdoor Welding.

    32. Service Station, Automobile and Truck Repair with Body & Fender and Paint Shop if confined to a closed building.

    33. Tire Recapping if confined to a closed building.

    34. Public Garage and Parking.

    35. Lumber Yard, but not milling and planing operation.

    36. Other like businesses when approved by the Zoning Commission.

    37. Dwellings when located above the ground floor, provided the ground floor is designed and used exclusively for a commercial purpose permitted in the zone.

Section 29-15-3 Specific Requirements

  1. The maximum building height shall be forty-five feet (45).
     
  2. The lot area shall not be limited.
     
  3. All outdoor lighting shall be hooded or shielded to deflect source of light away from residential districts.
     
  4. Residents shall comply with R-2 and R-3 requirements.
     
  5. Any new Commercial Development on property adjoining a Residential Zone shall provide a sight-obscuring fence or other satisfactory buffer to protect the neighboring Residential Zone. The buffer which the Developer proposes shall be clearly indicated on the Building Permit Application.

Section 29-1 5-4 Other Requirements

  1. Requirements and restrictions pertaining to area and width of lots, the location of buildings and structures, the size of yards and open space, the height and size of buildings and the percentage of the lot that may be occupied shall be as set forth in Section 29-1 8-1 of this title relating to the C-2 zone.
