Article 29-16 IND-1 Light Industrial Zoning District

Section 29-16-1 Purpose

The purpose of this zoning district is to provide for light industrial uses, such as laboratories, light manufacturing, light industry, in locations which are suitable and appropriate, taking into consideration the land uses on adjacent or nearby properties, access to major street or highway, rail service or other means of transportation, and the availability of public utilities.

Section 29-16-2 Use Requirements

  1. Permitted Uses

    1. Manufacturing, machining, processing, assembly, compounding, binding, tooling, cleaning, equipping, printing, publishing, fabricating, mixing, banking, cooking, glazing, weaving, knitting, sewing;

    2. Research and testing laboratories;

    3. Warehouse;

    4. Motion picture production, radio, and television studios;

    5. Distribution plant, ice and cold storage plant, beverage bottling plant, water distillation and bottling;

    6. Building materials sales yard, including the sale of rock, sand, gravel, but not including the production of rock, sand, and gravel;

    7. Contractors equipment sales yard or plant, or rental of equipment commonly used by contractors;

    8. Freighting or truck yard or terminal;

    9. Public utility service yard;

    10. Other like uses when approved by the Zoning Commission.

Section 29-16-3 Specific Requirements

  1. The maximum building height shall be forty-five feet (45).
     
  2. The lot area shall not be limited.
     
  3. Setback requirements shall be according to the direction of the Planning Commission.
     
  4. No use shall be operated in such a manner as to cause a fire hazard or explosion, nor shall there be emitted into the atmosphere any smoke, soot, dust, radiation, odor, noise, vibration, heat, glare, or toxic fumes to such an extent as to constitute a nuisance.
     
  5. All outside storage of material or equipment shall occupy the rear one-half (1/2) of the lot.
     
  6. All activities pertaining to the actual manufacture or processing of the product involved shall be conducted entirely within the enclosed building.
     
  7. All outdoor lighting shall be hooded or shielded to deflect the source of light away from residential districts.
     
  8. Any new industrial development on property adjoining a residential zone shall provide a sight-obscuring fence or other satisfactory buffer to protect the neighboring residential zone. The buffer which the Developer proposes shall be no less than ten feet (10) high and clearly stated on the Building Permit application.

Section 29-16-4 Other Requirements

  1. Requirements and restrictions pertaining to area and width of lots, the location of buildings and structures, the size of yards and open space, the height and size of buildings, and the percentage of the lot that may be occupied, shall be as hereinafter set forth in Section 29-18- of this title pertaining to the I-i Zone.
