Article 29-17 IND-2 Heavy Industrial Zoning District
Section 29-17-1 Purpose
The purpose of this zoning district is to provide for general industrial
uses in locations which are suitable and appropriate, taking into
consideration land uses on adjacent or nearby properties, access
to a major street or highway, rail service or other means of transportation,
and the availability of public utilities.
Section 29-17-2 Use Requirements
- Permitted Uses
1. A building or premises may be used for any industrial use
not in conflict with any Ordinance of the Town of Thatcher except
that no building occupancy permit shall be issued for any industrial
use until and unless the location of such use shall have been
approved by the Common Council after report from the Commission
which during its investigation may secure reports from the Fire
Department, the County Health Officer, and the Town Engineer.
2. Permitted uses as stated in Light Industrial Zoning District
and additional industrial uses as approved by the Town Council.
- Off-street parking as provided in Article
29 -3.
- A Building Permit shall not be issued until the applicant has
presented satisfactory evidence to the Building Inspector that
applicant has available sufficient property to provide the parking
space required.
Section 29-17-3 Specific Requirements
- The maximum building height shall be forty-five feet (45').
- The lot area shall not be limited.
- Setback requirements shall be according to the discretion of
the Planning Commission.
- No use shall be operated in such a manner as to cause a fire
hazard or explosion, nor shall there be emitted into the atmosphere
any smoke, soot, dust, radiation, odor, noise, vibration, heat,
glare, or toxic fumes to such an extent as to constitute a nuisance.
- All outside storage of material or equipment shall occupy the
rear one-half of the lot.
- All activities pertaining to the actual manufacture or processing
of the product involved shall be conducted entirely within the
enclosed building.
- All outdoor lighting shall be hooded or shielded to deflect
the source of light away from residential districts.
- Any new industrial development on property adjoining a residential
zone shall provide a sight-obscuring fence or other satisfactory
buffer to protect the neighboring industrial zone. The buffer
which the Developer proposes shall be no less than ten feet (10')
high and clearly indicated on the Building Permit application.
Section 29-1 7-4 Other Requirements
- Requirements and restrictions pertaining to area and width of
lots, the location of buildings and structures, the size of yards
and open space, the height and size of buildings, and the percentage
of the lot that may be occupied, shall be as hereinafter set forth
in Section 29-18 or this title pertaining to the 1-2 Zone.
